Roof Condition Assessment  Ashley Manor, Dudley

Lead Structural Ltd  conducted a detail roof condition assessment at Ashley Manor, located at Woodside Industrial Estate, Unit 1, Pedmore Road, Dudley, DY2 0RL. The primary objective of this assessment was to evaluate the condition of the roof structure within the defined site boundary to determine its suitability for the installation of photovoltaic (PV) panels.

This report specifically addresses the condition of the roof and includes visual observations, commentary, and defect identification based on an aerial drone survey. A comprehensive drone-based inspection was conducted, capturing high-resolution imagery and video of the roof surface and structure. These observations form the foundation of the findings presented in this document.

Scope, Methodology, and Clarifications

The scope of this report is limited to the roof condition only. A separate structural survey assessing the overall structural suitability of the building was carried out on the same date, and its findings are presented in a dedicated structural report issued separately under the project title for MJ Toolmakers, Market Harborough. This roof condition report should be read in conjunction with that structural assessment for a complete understanding of the site’s readiness for PV panel installation.

This document includes annotated sketches, relevant plans, and a curated selection of drone-captured images taken during the inspection to support the observations.
